Eugene OR 97402 Real Estate Market: What Buyers and Sellers Should Know in Fall 2026

Eugene’s 97402 ZIP code continues to offer a different real estate landscape than many other parts of the Eugene market.

Covering a broad section of west Eugene, 97402 includes housing ranging from established neighborhoods and older homes to newer residential pockets, smaller properties, larger lots and a wide variety of price points. For buyers looking for homes in Eugene and sellers trying to understand where their property fits in the current market, that variety matters.

As of September 2026, the median sold price in Eugene 97402 was $395,000, while available inventory stood at 2.85 months. Homes sold for a median 99.2% of their asking price, and the median time in RPR was 32 days.

Those numbers point to an important reality:

97402 remains a relatively competitive Eugene housing market, but buyers have more opportunity to evaluate homes carefully than they did during the most aggressive seller-market years.

For both buyers and sellers, the details of the individual property matter more than the ZIP code average.

What Is the 97402 Housing Market Doing Right Now?

RPR categorized Eugene 97402 as a seller’s market in September 2026, based on 2.85 months of available inventory.

Here are several of the most useful numbers:

September 2026 market indicator Eugene 97402
Median sold price $395,000
Months of inventory 2.85 months
Sold-to-list-price ratio 99.2%
Median days in RPR 32 days
Median estimated property value $408,740
Estimated value, 12-month change +0.5%

The RPR valuation model showed a median estimated property value of $408,740, up 0.4% from the prior month and 0.5% over 12 months. RPR notes that these estimated values are generated by a valuation model and are not formal appraisals.

That relatively modest year-over-year movement is worth paying attention to. It suggests a market where pricing strategy, property condition and location within 97402 can have considerably more influence on the outcome of a sale than simply assuming that every home is appreciating at the same rate.

How Expensive Are Homes in Eugene 97402?

The broader housing data in the RPR report puts the median estimated home value at approximately $407,000 and the median list price at $425,000. The median estimated home value was up only 0.2% over the previous 12 months, while the median list price was up 3.5%.

That is significantly different from assuming that asking prices and actual property values move together.

A seller can ask $425,000, $475,000 or $550,000 for a property. The market still determines what buyers are willing to pay based on the home itself and competing inventory.

For buyers, that means list price should be viewed as a starting point for evaluating a property, not an automatic indication of market value.

For sellers, it means a strong pricing strategy should be based on recent comparable sales, competing listings, condition, improvements, lot characteristics and the specific part of 97402 where the property is located.

A Large Share of 97402 Sales Are Below $450,000

One of the most useful pieces of the RPR data is the distribution of recently sold properties.

Among homes reported sold during the previous three months, the largest concentration was:

  • 29 sales between $350,000 and $400,000
  • 20 sales between $400,000 and $450,000
  • 12 sales between $300,000 and $350,000
  • 12 sales between $450,000 and $500,000
  • 12 sales below $250,000

There were also sales throughout the $500,000 to $600,000 range.

That range is one reason the Bethel/Danebo area often enters the conversation for buyers comparing different areas of Eugene.

For context, the same RPR report estimated median home values of approximately $561,500 in 97405, $543,370 in 97401, $457,740 in 97404 and $694,100 in 97403, compared with roughly $407,000 in 97402.

Those are ZIP-wide estimates rather than apples-to-apples comparisons of individual properties, but they illustrate how dramatically values can vary across Eugene.

What Kinds of Homes Are Selling in 97402?

There is no single “typical” 97402 house.

The RPR sales data shows particularly strong activity among homes with three bedrooms, which accounted for 69 of the reported sales in the three-month dataset. Another 20 sales were two-bedroom homes and 17 were four-bedroom homes.

Home sizes were similarly varied.

The largest individual category was 1,000 to 1,200 square feet, with 22 sales, but considerable activity occurred across almost every size range. Sixteen sales involved properties between 800 and 1,000 square feet, another 16 were between 1,200 and 1,400 square feet, and 16 were larger than 2,000 square feet.

That diversity is important when evaluating comparable properties.

A 1,050-square-foot three-bedroom home and a 2,100-square-foot newer home may have the same 97402 mailing address while competing with very different groups of buyers.

Older Homes Are an Important Part of the 97402 Market

Buyers researching homes for sale in Eugene OR 97402 should also pay attention to property age.

The median home age in the RPR report was 52 years, slightly older than Lane County's median of 50 years and Oregon's median of 48 years.

Recent sales reflect that mix.

RPR recorded:

  • 23 sales of homes more than 80 years old
  • 19 between 70 and 80 years old
  • 19 between 20 and 30 years old
  • only 4 involving homes less than 10 years old

That makes due diligence particularly important.

For an older Eugene property, buyers may need to pay closer attention to items such as the roof, electrical system, plumbing, sewer line, foundation, heating and cooling equipment, insulation, windows, drainage and previous remodeling.

Age alone does not determine condition. A well-maintained 70-year-old home may require considerably less immediate work than a poorly maintained 25-year-old home.

The inspection and property history matter.

97402 Is Not One Homogeneous Neighborhood

One of the biggest mistakes consumers can make is treating a ZIP code as though every property within it belongs to the same neighborhood.

It doesn't.

The 97402 area covers a substantial portion of west Eugene and includes areas associated with Bethel and Bethel-Danebo, along with other west Eugene locations and properties extending toward Eugene's western edge. Current housing-market sources also group areas such as Bethel-Danebo, West Eugene, Whiteaker, Far West and portions of other west-side neighborhoods with 97402 searches.

Even within a relatively short distance, buyers can encounter significant differences in:

housing age, lot size, street design, nearby commercial or industrial uses, school boundaries, transportation access and the type of competing properties.

That is why a true comparable-market analysis should usually become more specific than “another house in 97402 sold for…”

What Does 2.85 Months of Inventory Mean for Buyers?

Months of inventory estimates how long the current supply of homes could last at the recent pace of sales if no additional homes were listed.

At 2.85 months, 97402 still leaned toward sellers in September.

But a seller's market does not mean buyers should automatically waive protections, overpay or assume every property will receive multiple offers.

A better interpretation is:

Well-positioned homes can still attract meaningful buyer competition in 97402, while properties with condition issues, aggressive pricing or less desirable characteristics may give buyers more negotiating room.

This is where hyper-local analysis becomes much more useful than a citywide statistic.

What Does a 99.2% Sold-to-List Ratio Mean?

A 99.2% sold-to-list ratio means the median transaction closed at about 99.2% of its final listing price.

It does not mean every buyer should offer 99.2% of whatever price appears on a listing.

Some properties sell above asking price. Others receive price reductions before going under contract. Still others sell below asking.

The correct offer strategy depends on the property.

Buyers should look at recent comparable sales, days on market, previous price adjustments, competing listings, property condition and the likelihood of other offers before deciding how aggressively to negotiate.

What Sellers in 97402 Should Take From the Current Market

The strongest lesson for sellers may be that pricing still matters even when inventory favors sellers.

Median days in RPR increased to 32 in September, according to the report. At the same time, the median sold price declined 6.18% month over month.

A single month does not establish a long-term trend, but it reinforces the importance of looking at current competition instead of relying entirely on what neighboring homes sold for six or twelve months ago.

For sellers, preparation should begin with three questions:

What has actually sold?
Closed sales provide evidence of what buyers have recently been willing to pay.

What are buyers choosing between right now?
Active competition can influence your result just as much as historical sales.

How does your home compare?
Condition, updates, location, floor plan, lot, parking and dozens of smaller property characteristics can affect buyer perception.

What Buyers Should Look For in a 97402 Home

97402 can offer buyers a broad selection of Eugene housing, particularly in price ranges below many other parts of the city.

But affordability should not replace due diligence.

Buyers should evaluate the individual property and immediate location, including condition, expected maintenance, property taxes, insurance, school boundaries when relevant, commute patterns and future ownership costs.

It is also worth comparing the house with alternatives elsewhere in Eugene rather than assuming that one ZIP code is automatically a better value.

A lower purchase price may be attractive, but the better question is:

What am I getting for the money, and what will I likely need to spend after I own it?

That is a much more useful way to compare homes.
